Please be advised that the Municipality of South Huron Committee of Adjustment will hold a public hearing on:
Tuesday February 22nd, 2022, at 5:00 p.m.
Purpose and Effect
The application proposes to vary some of the zoning requirements for this property to facilitate a proposed 2 storey medical-related building containing professional medical offices, a family health team, pharmacy, and other professional offices. The application proposes to vary the following Sections of the South Huron Zoning By-law:
- Section 26.3 to:
- Increase the maximum zone coverage from 40% to 70%;
- Reduce the minimum landscaped open space from 10% to 5%;
- Replace the front yard setback requirements of 1 metre minimum and 4 metres maximum with a 0.5 metre minimum requirement;
- Reduce the minimum rear yard setback from 4 metres to 0.5 metres;
- Reduce the minimum exterior side yard setback from 6 metres to 0 metres; and
- Reduce the minimum interior side yard setback from 4 metres to 0.5 metres.
- Section 3.25 to reduce the minimum setback from the west property line for the outdoor storage of garbage to 0.5 metres from 2 metres.
- Section 3.26. 12 to reduce the minimum setback of a parking area from the west property line from 1 metre to 0.4 metres.

Written submissions should be sent to the attention of the Planning Coordinator and received no later than noon on the day of the meeting.
For those persons who wish to participate orally at the hearing, there is an option to join the electronic hearing; please contact the Planning Coordinator directly for a specific meeting invitation: at planning@southhuron.ca (519-235-0310). Those who wish to participate orally are to contact the Planning Coordinator no later than 4 p.m. on on the day of the meeting.

Appeals
If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of South Huron Committee of Adjustment before the minor variance is granted, the person or public body is not entitled to appeal the decision of the Municipality of South Huron to the Ontario Land Tribunal.
If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of South Huron Committee of Adjustment before the minor variance is granted, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Ontario Land Tribunal, there are reasonable grounds to do so.
