Please be advised that a public meeting to consider the above noted application will be held on:

Monday, December 13th, 2021 at 6:00 p.m.

Be advised that the Corporation of the Municipality of South Huron considered this application to be complete on October 8, 2021.

Purpose and Effect

This Zoning By-law Amendment affects the property described as Part Lots 764 and 884, Plan 376, and including Plan 22M-19, Exeter Ward, Municipality of South Huron.

The Zoning By-law amendment proposes to change the provisions of the existing R1-14 (Residential Low Density- Special Zone) zoning on the property to reflect the smaller zone area of nine interior lots in phase 1 of the plan of subdivision (Plan 22M-19). The revised R1-14 zone provisions reduce the zone area for interior properties from 420 square metres to 410 square metres.

The Zoning By-law amendment also proposes to change the zoning of the land containing the existing sewage pumping station to the U (Utility) zone to reflect its use. In addition, a large portion of the OS (Open Space) zone at the west end of the property is proposed to be rezoned to R1-14 (Residential Low Density – Special Zone) to reflect its use for residential lots in the concurrent application to amend the draft plan of subdivision approval.

This By-law amends Zoning By-law # 69-2018 of the Municipality of South Huron.

Written submissions should be sent to the attention of the Clerk, and received no later than noon on December 13, 2021.

For those persons who wish to participate orally at the hearing, there is an option to join the electronic hearing; please contact the Clerk directly for a specific meeting invitation: at planning@southhuron.ca (519-235-0310). Those who wish to participate orally are to contact the Planning Coordinator no later than 4 p.m. on December 13, 2021.

Please note that comments and opinions submitted on these matters, including the originator’s name and address, become part of the public record and may be viewed by the general public and maybe published in a Planning Report, Council Agenda or Council Minutes.

If any member of the public would like to be notified in writing of the decision on the application they are to provide their name and mailing address to the Planning Assistant via email, mail or telephone.

Appeals

If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of South Huron before the by-law is passed, the person or public body is not entitled to appeal the decision of the Municipality of South Huron to the Ontario Land Tribunal.

If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of South Huron before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Ontario Land Tribunal, there are reasonable grounds to do so.
